Atlantis Condo resort: a year and a half later.

Initially, we were looking for room B110 (parents lived in it on the last trip) with access to the children's pool area through the lawn. Firstly, it is convenient, secondly, the number is already familiar and you know what to expect when you check in. Unfortunately, the second point turned out to be almost one hundred percent theory, in practice everything was different.
When booking, the approximate time of arrival was indicated. The keys were in the mailbox, so there was no need to meet us. A little later, a young man drove up who immediately indicated that he was not the owner, but only settled. By the way, he apparently does not solve any questions (he listens, nods, promises to clarify ... but we did not wait for the result. Even simple answers). In principle, I got the impression that he either just started working with the owner of this apartment (more precisely, two apartments, + Rent B812, but more on that later), or he just replaced someone. Not a single issue was resolved in our apartment.
From the pros:
- The room was booked through Bukin, but from the owner, and not through the Condo management company or realtors. Accordingly, the price was two times lower than a year and a half ago. At the same time, the booking conditions were incredibly attractive, which at some point raised some doubts about the reality of this offer. I’ll note right away that we didn’t have any problems with payment and check-in/accommodation. Bookin/Owner withdrew from the card the amount indicated in the column: 100% payment.
- I want to pay attention to the moment of conversion. The amount of payment is indicated in baht (and is withdrawn in baht at the current rate), the amount is also indicated in rubles. But they will withdraw from the card more than the specified number of ₽. Tk banks consider as follows: ruble to dollar, dollar to baht (or vice versa). We got about 3-4% plus the amount of payment in rubles.
- cleaning (1 time per week) is not included in the price. For me, this is a definite plus, because I think it's a waste. I can wash the floors myself, and changing towels and bed linen is not worth that kind of money;
- A huge plus is the appearance of a washing machine (top-loading). For the entire stay, water was paid immediately (1000 baht for 15 days). By the way, the machine was very pleased (9 programs: from 28 to 54 minutes. You can change / add / exclude something else, but we didn’t use it) on P9 (28 min) when fully loaded, everything is clean without any complaints. Spinning is more like drying, which is a fabulous bonus in this climate. The dryer was on the balcony and everything dried out perfectly overnight. The only BUT: after the rain, I still had to move it to an apartment under air conditioning due to high humidity;
- A water dispenser was placed at the entrance. Very convenient and economical. 6 liters - 4 baht. The water there is warm and ... not tasty (even if cooled). A little tip: when you go to get water, look at the screen of the machine or just substitute your bottle and press the button. In most cases, there remained paid water that did not enter (although, for the sake of conscience, I recommend waiting a few minutes. Suddenly, the previous user ran for an empty container). Take with you coins in denominations of 1 baht and an additional empty bottle of 0.5-1.5 liters. Lower the coins gradually, not all at once. The machine in case B overflows. (In the neighboring building (according to the residents), on the contrary, it does not fill up;
- Of the pluses, I would also like to note the presence of two keys to the apartment, but there is still one magnetic key from the central entrance to the building.
Cons ... unfortunately there are a lot of them.
- We did not wait for an additional set of bed linen + pillows and a blanket (on the sofa). For some towels were 4-5 pieces. In Big C and Tesco, bedding prices destroyed us with their inaccessibility (relative to price / quality), so they managed to buy inexpensive fleeces (200x80 cm for 200 baht / piece);
- Internet: Wi-fi appeared from time to time after a week, but it was useless as "from a goat's milk." And no one cared. The presence of free wi-fi was indicated when booking the apartment as a mandatory option. To our bitter disappointment, wi-fi (aka the elusive bakuri) did not work properly for a single day ... Occasionally it illuminated us with its unexpected appearance, but then mysteriously disappeared into nowhere. In this regard, we sang songs of praise to Thai mobile operators, whose Internet works above all praises everywhere, except ... what location do you think? That's right, our number 110, where 3G barely pulled a video from YouTube. Here it is worth referring to the ubiquitous and extremely important BUT: the video only pulls near the windows and on the balcony. At the dinner table, the hope of watching the video died immediately;
- And all this against the background of the absence of Russian TV channels (as it was a year and a half ago). From hopelessness (on the fifth day) they began to include news / shows in the background in Thai. Ten minutes later it seemed to us that we understand this beautiful, melodic and absolutely unfamiliar language;
- Safe. He is no longer there and it is useless to ask him. In fairness, I note that when booking a room on Bukin, this option was not available;
- More than just an unpleasant aftertaste left from the lack of hot water. If this seemed like a whim to you, then here's a little addition for you - there is no warm one either. Generally. Only cold. Sometimes it seemed to me that the water in the pool was warmer than in the shower. As a result, the words of the kindest cat Leopold were more relevant than ever: "We will survive this trouble." And they survived. With terrible discomfort, but survived;
- The cleanliness of the apartment leaves much to be desired. The first impression is the most ordinary carelessness. Seems clean, but... The second impression is shocking when you pay attention to the armchairs, the sofa and the curtains... all this does not just require cleaning, but rather replacement. I won’t write anything more about this, because I don’t have the slightest desire to choose / select words too carefully (as for the cleanliness of bed linen and towels, there are no complaints);
- This is a problem. The presence of a plunger immediately alerted me ... and for good reason. There are no complaints about the sink in the kitchen and the toilet, but the sink in the bathroom and the drains on the floor in the bathroom / toilet are a nightmare! It takes at least an hour for water to drain in the sink (and its volume is scanty. Only one person can wash / brush their teeth). In the shower, the slope of the floor is reversed, the water does not go into the drain hole, but accumulates in the opposite direction. The same applies to the drain in the "toilet". Because the partition between the shower and the toilet is narrow, then the water is naturally throughout the bathroom, while due to the wrong slope, this water runs into the bedroom;
- Dishes. Plates/mugs/forks/spoons are available. But pots / pans ... they seem to be there, but they seem not to exist. In a frying pan "a la WOK" it is unlikely to fry something unburned - it is in a completely sad state. The large pot originally stood under the sink and exuded the smell of a bucket for washing floors (which, by the way, is not there). There is also a small "pan-ladle" - it is the only one that inspires confidence. If you are going to cook on your own, then first go to the mini-market for household goods, etc. From the condo towards the center to the ring and up on the right side. It's not far from the condo and the prices are reasonable for "disposable" kitchen utensils that you don't mind leaving;
- The refrigerator is okay, but the freezer has character. The ice from 7/11 remains ice, but we haven't been able to freeze anything. Bacon, for example, has not succumbed to freezing in two days;
- The chairs on the balcony are full ... another sadness. I don't understand why they are still there. It is absolutely impossible to sit on them. The backs of the chairs sagged and are held only by a torn wire braid. The gate is not just covered with rust, it dies a slow and painful death. By the way, it is already held only on the upper hinge, so be careful. The heck also changed color from black to red. Although if you are traveling with kids, this will be a definite plus for you and you can be sure that the children will not run away to the pool. as it is problematic even for an adult to open the gate, and it is simply unrealistic for a small child.

In general, when booking this apartment, be prepared for the lack of silence. The pool is open from 09:00 to 21:00, but this does not mean that there will be no swimming there during the remaining 12 hours (this happens rarely, but it is quite noisy and spectacular). If you are annoyed by the enthusiastic squeals of children, as well as the endless running around of parents and all the same children from all over the condo (more reminiscent of Brownian motion), if you are not ready that the majority of bored vacationers within a radius of 15 meters (and the rest passing by) will look at your balcony (and its filling up to things on the dryer), then this apartment is not your option.
But if you are traveling with children (especially with kids), then this option is still worth considering. Similar rooms nearby cost 10-30 tr. more expensive and the owners do not speak Russian. Germans usually live in the next room, and Chinese always live diagonally. Now I am writing exclusively about similar apartments with access to the children's pool area through the lawn.
Many rooms with access to the pool from the balcony. Didn't live, I don't know. In my opinion, such apartments will be convenient for guests without small children and for those who spend a minimum of time in the apartment during the day, but like to refresh themselves in a cool pool and swim in the silence of the night.

I am sure that the situation with B812 is pure coincidence, but it would be a crime not to write about it.
Ten hours of travel is incredibly exhausting. The body and mind require the implementation of certain algorithms: relax, take a shower, lie down in bed for a few minutes. Each of us has our own "wants". But I doubt very much that a person (even for a moment) may immediately have a desire to grab a broom and a floorcloth in order to be able to walk barefoot, wash dishes ... just to be able to eat and drink tea, sort luggage in search of brought bring towels with you, as the choice between: sleeping on a terrible sofa made with clean and a huge bed with dirty linens is obvious.
There is a washing machine that categorically refused to make life easier. Instead, she staged a boycott and poured all the water onto the floor of the balcony, which forced her to forget about it.
The apartment, of course, was later removed, although this was no longer relevant. Bed linen/towels also provided. But to settle in this cesspool after a ten-hour journey (flight, customs, transfer) was ... let the ellipsis remain here, because none of us could even find a remotely suitable definition for these emotions.
In general, the apartment is more well-groomed than the B110.
P.S. The plunger from B110, the next day after the arrival, most of the time was busy with the B812 toilet.

We will most likely never come back here. Yes, very convenient location (both condo and apartments). Close to 7/11 and hypermarkets (Tesco and Big C). Night market nearby. Morning seafood market. Within walking distance there are at least two cafes with good food, service and affordable prices. Everything seems to be good, but at least half worse than last year.

Last time I recommended White Salon. Forget it like a bad dream. The service died from the complete indifference of the staff.
But the massage on the beach (black umbrellas) was a very pleasant surprise. Especially the woman with number 134 (roughly of course, but they are all numbered there). The foot massage is simply divine. This is not just a physical pleasure, but also an incredible emotional relaxation. One bad thing: it only works during the day. For some reason, you can always agree with her on the time for the next day (or when you need it). She will be released in at least 15 minutes and will wait the same if you are late. The price is higher than in the salons: 300 baht, but it's worth it.

Salon from the condo down to the end of the street on the right hand side (the "lots of shoes at the entrance" factor was a determining factor:
- First of all, I want to note that there are very powerful air conditioners. If you are afraid of drafts, choose your seats carefully. In the foot massage room, these are the first two chairs directly under the air conditioner. Although if you feel cold you will be wrapped in blankets;
- For myself, I found here an ideal master named Tut. In the photo album you will find the spelling of her name in Thai and a photo. After her massage, my legs were always light, and I slept well.

Tours.
Like last time, they took from Maxim in OlegTour. We have nothing to write about them other than words of gratitude.

Food:
"Crocodile" is the same as a year and a half ago. Delicious, inexpensive and comfortable. Kiki is still there and still surrounds with care.

Russian cuisine. See the menu in the photo album. Delivery. 15 minutes walk from the condo.
The impression is ambiguous. I'll start from the very beginning. It's very hot there (fans are obviously there for beauty, not for comfort), service with a practically empty hall is a C-grade with a minus (many ridiculous mistakes: they brought a glass of juice instead of a liter, they messed up something in the kitchen. And of course it all remains on the table and on the bill. On our first visit, almost all the dishes were with a clear excess of garlic. The hodgepodge was not on meat broth, but apparently on olive broth. Apart from them, I didn’t feel anything. The dumplings turned out to be inedible. I’ll leave my tongue in sour cream sauce with garlic no comments. Those were the minuses, and now about the pluses: potatoes with meat, dumplings, pies .... mmmmm! And the most chic thing is kvass! It is there and quite good. And what a library they have! A sea of ​​books for any taste You can take it with you and then return it.
There is free shipping, which is very convenient. Fortunately, the garlic from the dishes disappeared already at the next order.

Hypermarkets:
Big C and Tesco.
It is best to go there in the evening for groceries. And there are fewer people and higher discounts (this is about chilled products).

Parents of boys should pay attention to radio-controlled cars (we didn’t look at girls’ toys). Exactly the same in the festival are one and a half times more expensive;

I was struck by the gigantism of the packaging. Boxes look like 300 grams, but in fact 80-90 grams (this applies to cookies, sweets, breakfasts);

Otherwise, the most ordinary hypermarket where you can find everything you need for living.

The only thing we couldn't find there was the usual notebooks for elementary school. Even ordinary thin ones in a cage. See all finds in the photo album.
But the office was pleased with its diversity. Prices bite true, but this is in comparison with Irkutsk.

Tesco near Terminal 21.
More precisely, the sports store of the Decatlon network.
Mine were looking for a mask (see photo). The markets sell only glasses + tube (200-300 baht). At the festival, the price for this mask is 1700 or a little more. In decathlon 800 (I do not presume to say that they are one to one).
As for clothes, the prices are slightly lower than on the website of the Moscow store (curiosity made me compare).

If you are with children, then go to the slot machines (behind the escalators). Children will be delighted. 10 baht per attraction.

In terms of purchases, only children's stores were of interest. Not very many of them.
The first store fascinated with showcases with car models. The price bites, but I want to buy everything at once (see photo). And your age/gender/hobbies don't matter at all.

A shop with robots, quadrocopters, etc. (if I'm not mistaken, they are nearby). Choice + price compared to other stores is much better. Plus a Russian-speaking employee.

Fast food.
Carl's Jr (Terminal 21). If the hamburger is right there. Don't force your taste buds with McDuck and King.

Night market.
Everything is as before: an abundance of various hundred-ruble goods.
Clothes, shoes, jewelry, etc.
But now it is problematic to bargain with them. Minus 10 baht, ok, and when they hear 30, they simply lose interest and stop talking. It used to be more fun.

The nearest public transport stop to the condo is located near the waterfront. The trip costs 10 baht per person.

Across the street from the Khun Mae La-O food market is a small Tesco Lotus store. Here you can buy essentials at low prices. The store is open around the clock. Inexpensive cafes are located next to it. A full meal of the first and second courses per person costs about 100 baht. Next to Tesco Lotus is a Milk River store offering dairy products. Next to it is a bike rental point.

The 7-Eleven chain store is located on the territory of Atlantis. Two more are on nearby streets. There are also several private food stalls, the nearest one is 200 m from the hotel.

The street where the condo is located has a laundry, spa, car rental and a men's club.

Restaurants

Most of the food establishments surrounding Atlantis are cafes. There are also several bars and restaurants. Prices in establishments are low, and the food is quite tasty. You can have a full meal for 100 baht.

There are also expensive establishments offering quality service. Lunch in such restaurants will cost 500-600 baht.

Beaches

The nearest beach to Atlantis Condominium is Jomtien Beach. It is located 500 m from the complex. A little further away are other beaches in the area, some belong to hotels, but you can get to them.


Nearby attractions

The closest famous place to the hotel is Pattaya Park. The Bali Hai pier is located a little further. On the ground floor of the residential building of the condo there is a tour desk where you can book a trip to any Pattaya attraction. Most agencies offer trips to various famous places in Thailand. Several programs involve a trip to close neighbors - Singapore and Cambodia.

Overview of the complex

The buildings are arranged in a circle, forming a large courtyard surrounded by large lagoon pools of about 2,600 sq.m. (one of the largest pools in Pattaya) with 8 jacuzzis and an artificial waterfall. The whole yard is a tropical garden with flowers. It's very nice to be there.

For children there is a large playground in the pool, as well as a water slide.

The yard is originally decorated with a wooden ship; it houses a recreation area.

Free sunbeds and outdoor showers are available to guests. The complex also has a comfortable gym with a fairly good number of exercise equipment and panoramic sea views.

There is a free exit to the roofs, where palm trees and flowers are also planted. There you can have a barbecue or sunbathe.

Each building has a guarded individual parking (car, motorbike, bicycle). The complex is fenced with a high fence and green spaces, access is provided only with an individual card. Round-the-clock security is available at the entrance to each building, as well as at the entrance and exit from the territory.

Location and infrastructure

The location is quite convenient, but nevertheless there are some shortcomings.

This is the Jomtien area, on the second street (parallel to the beach). This means that the walk to the beach takes 7 minutes (550 m), moreover, you need to cross a large busy second street and go along 11 or 12 lane.

The shuttle bus to the city center (Walking street) is 17 minutes (5.7 km).

All major shops and markets are on Bun Kanchana road, turn right at the crossroads. On this street, the pedestrian part of the road is completely absent, you need to walk either along the edge of the road or along the sandy roadside for 5-7 minutes.

All the other cheaper condominiums are also located there (Park Lane, Paradise park, The Majestic Jomtien). Nearby is a base of Cambodian workers who drive heavy vehicles along this street to work on the same road and live in outbuildings there. At night, the street is poorly lit, and it can be unsafe to walk there at night. Despite this, the main part of Russian vacationers settle in that area (rental price is lower by 2-3 thousand baht).

Thai food market Khun Mae La-O Market is located 800 meters on Bun Kanchana road. There you can buy cheap fruits, vegetables, local cuisine, seafood, meat, there is a shop with souvenirs and cosmetics. Some sellers speak a little Russian, but the prices are low and the products are of high quality.

Opposite it is Tesco lotus express: essential products, the lowest prices in the area (open 24 hours). There are many Thai cafes (prices for a portion of rice with seafood from 40 baht), high-quality motorbike rental (from 2000 baht per month), Dairy River dairy store (homemade cottage cheese, sour cream, kefir, cooking). There are also 2 seven eleven 24-hour grocery stores, but they are more expensive.

There are two types of apartments: with one or two bedrooms.
Otherwise, the apartments in the entire condominium are absolutely identical: the same layout, the same design of the rooms, furniture and appliances.

One bedroom 35 sq. m. (one bedroom and living room with kitchen)

The apartment is of an adjacent layout, at the entrance there is a kitchen corner (microwave, hob, drawers with dishes) on the left, a built-in wardrobe and a refrigerator on the right.

Next comes a dining table and 2 chairs, a guest sofa bed and an LCD TV opposite.

Next, we pass into the bedroom, on the right is a built-in wardrobe, bedside tables and a double bed.

To the right is the toilet and shower.

Two bedroom 70 sq. m. (two bedrooms and a living room with a kitchen)

Differences from the first option: more area of ​​​​the living room-kitchen, an additional isolated bedroom, a balcony twice as large.

Approximate prices and how to book, our experience

We originally wanted to find a one bedroom apartment for 3-4 months on a high floor.

When we first came, we decided to go to the official condominium rental office on the ground floor, and regretted it. We were met by a tall red-haired Russian guy who looked at us with a hint of skepticism: we looked shabby after the flight, our faces were tired, and even with things.

He apparently thought that this was too expensive housing for us, and did not particularly want to tell or show anything, he simply said that the rent is from 20,000 baht for a long term for a single option with a city view and 25,000 if for a pool + a deposit of 20,000- 25,000 baht. With two bedrooms 40,000 month + 40,000 deposit. Pool view is more expensive. He said that why show it if it will be expensive for you.

I don’t like this moment, and we went to the nearest guesthouse to look for offers directly from the owners. I looked through the ads on VKontakte and on blogs and found 3 free suitable options.

First apartment
On the 4th floor, Poseidon building. View of the forest, but from the windows you could see a little transformer box and garbage behind the fence. Since the apartment was selected for a long time, this was a significant minus. Rented by a friend of the owner who lives next door. Price 15,000 baht, but bargained up to 13,000, deposit $ 200

Second apartment
Seventh floor, Jupiter building, view of the field and partly of the second street (noisy, many cars and bikes). On the plus side, there is a washing machine. Price 15,000 baht, no bargaining, $300 deposit

Third apartment
Eighth floor, Poseidon building. panoramic view of the forest and the city. The minus is the last floor, the roof of the house heats up and during the day it is very stuffy in the apartment. Even hypothetically, thieves can get into apartments on the top floors, but we still don’t store valuables at home, plus the security here is good. We really liked the view, so we settled on this apartment. The price is also 15,000 baht, the deposit is $300, but we bargained for up to 200.

What to look for when renting an apartment

I do not advise:

  • Apartments with windows to the courtyard. In the courtyard there is a huge pool and a garden, and this is a lot of humidity, mosquitoes, lizards and other animals. Plus the constant noise of water (there is a waterfall in the yard), the screams of children. Although the apartments on the ground floor have a ladder leading directly to the pool from the living room.
  • The top floor, because in hot weather the roof heats up, and it is constantly stuffy, the air conditioner has to be turned on more often. Plus more chance of being robbed.
  • lower floors. Firstly, the house can be seen from the street, I know from experience that passers-by like to look through the windows of the first floors, you can hear cars, dust flies into the house.

Minerva(not really, all windows face the road, very noisy, although you can see the sea on the high floors. This building has a reception, a restaurant, a fitness club, a lot of people go there all the time, I don’t know plus or minus).

Additional information

The condominium has very expensive water - 48 baht per cubic meter, but cheap electricity - 4 baht. Therefore, another question is whether a washing machine is needed in the apartment, or is it cheaper to wash it in a machine on the street for 20 baht. Receipts are mailed to the mailbox each month and can be paid at the condo office or at 7/11.

There is Internet in the complex, and even routers are installed in each apartment, but we were dissuaded from paying for it (700 baht), because the dtac mobile operator has a 3g tariff with a much higher speed, and the price is the same. Everyone complains that the local Internet is slow, and it also cuts out several times a month. We need a stable internet connection to work.

There are no public washing machines or water dispensers on site. The market and cheap shops are 5-7 minutes walk along a not very pleasant road. But there is a shop nearby a little more expensive. There is an oriental restaurant in the complex itself.

Condo on 2 lines, 5 minutes walk to the sea along the lane, but the road is illuminated, there are almost always people, it's not scary. The sea is muddy and the beach is dirty (but this is all over Pattaya). And still far from the city center, almost 6 km.

People from different countries live here, not just Russians. Everyone is very quiet and cultured, no one litters, no one shouts.

The polite staff pleases, the territory is constantly cleaned, everything looks well-groomed. Although I saw some shortcomings in the decoration of the premises.

Cons of finishing the complex

Our apartment is on the top floor and the roof on the balcony is leaking a bit in the corner. The floors and walls were not leveled before laying the finishing materials, just laid the laminate and painted as it was.

When cooking, the hob becomes very hot and if you use the one that is closer to the wall, the glass protective panel against the wall may crack. And for some reason, there is no splash protection panel to the right of the stove, all the fat flies onto the wall, stains are already visible. Everything has to be covered.

Also, one of the two watering cans in the shower no longer works for us (it splashes in all directions), we use the second one. As a tenant, in principle, I don’t care about these little things, but if I were an owner, I would not accept an apartment from a developer with these shortcomings. And it's a bit strange that the house has just been commissioned and already some things are starting to break down.

Despite minor shortcomings, Atlantis Condo Resort is a very good housing option in Jomtien. Particularly pleasing is the courtyard and the relatively good decoration of apartments, round-the-clock security. The disadvantages include some distance from the sea (after all, the second line) and a significant distance from the city center.

Where to look for apartments and prices

For a long time it is more profitable to look for offers from owners through Vkontakte groups about Pattaya, blogs.
One bedroom apartment available for rent from 12 000 per year(with an annual contract) and from 16 000 per month. Weekly pay is definitely more expensive.

The condominium has an official rental and sales office at the entrance, but the price is higher: 20,000 baht for a single bed / 40,000 baht for a two bedroom apartment.

For a short time, you can use the Airbnb.ru service or other apartment booking systems. There are also agencies.

Today we will tell you about renting apartments in a new Pattaya condominium in the Jomtien area. The condo is called Atlantis Condo Resort. We have wanted to see it for a long time, as this is one of the first projects of this type, which is already ready for occupancy.

Now a whole scattering of similar projects is being built in Pattaya, made in the form of resorts with a rich internal infrastructure, lagoons, waterfalls, etc. Atlantis Condo Resort is not the largest of them, but it already gives an idea of ​​what kind of housing will soon be massively available in Pattaya.

The Atlantis Condo Resort condominium has already been commissioned and some of the apartments are ready for occupancy. Closer to December 2014, they promise to complete the repairs in the remaining apartments.

The territory of the complex is quite large and very beautiful. The entire space between the houses is occupied by water lagoons, between which paths, bridges and artificial turf clearings are laid. It is very pleasant to be there. Also, a large ship serves as a decoration of the inner territory, which in the future, probably, will carry some more important functional load.

Many apartments located on the ground floor have a personal descent into the pool directly from the balcony.

The cost of renting an apartment with a separate bedroom, with a total area of ​​36 sq.m., starts from 18,000 baht per month for a period of 3 months. Renting such an apartment for a month will cost 25,000 baht, but we were told that no one wants to rent an apartment for less than 3 months. Also, when you move in, you will need to pay a security deposit equal to three months of rent, which will be returned to you after eviction.

Inside, the apartments are almost the same as in a condominium. Chockchai located outside Sukhumvit. Only the rental price is almost twice as high. The location of the condo is affected.

Also in one of the buildings on the top floor there is a gym, which, unfortunately, we could not see. But I think everything is decent there, and for fitness it is quite enough.
