He had several places in mind, including neighboring Croatia. And then the Montenegrin authorities took the initiative and provided the businessman with unique conditions that were not in neighboring countries.

In 2006, after the authorities have eliminated all bureaucratic barriers, the businessman buys the land of the former military base.

Buying land and negotiating with local authorities is only half the battle. The construction of Porto Montenegro required much larger investments, which the businessman did not have. The project cost was estimated at more than US$1 billion. The Canadian managed to find investors, with their help, a new Montenegrin port and another Tivat attraction were born.

There are more and more millionaires and billionaires every year. Where there are rich uncles and aunts, appropriate toys immediately appear, and there are not very many standard places for storing large yachts in the Mediterranean. And besides, all sorts of Monaco are not rubber, and can no longer accommodate such a number of yachts. It is in such situations that Montenegro rush to the rescue.

In the Tivat marina, there should be enough space for everyone, and the unique, I would even say "offshore" conditions for parking many billion-dollar yachts in Montenegrin waters are much more profitable than the same in France.

When parking in Porto Montenegro, rich Pinocchio can significantly save on fuel, which is not subject to VAT and other taxes (it costs 45% cheaper here than in Europe), on the parking itself and on the maintenance of the vessel. But this was not enough, food from the local warehouse and elite alcohol are also not taxed here, and all bureaucratic procedures are carried out quickly and right at the port. Here is such a reverent attitude towards people.

The Montenegrin government has been very clever in attracting yacht owners, because many of them simply do not care about saving some miserable 100,000 Euros, and here more subtle tools are included. Here is an example, in Montenegro there is a simplified procedure for passing the sea border, there are no strict time restrictions on the parking of foreign ships, yachts registered in other countries are always welcome guests here. Add to all of the above super service, the proximity of the international airport (5 minutes by car), nearby Montenegrin beauties and sights from the UNESCO list, and you will get satisfied customers.

There is one caveat here, Montenegro is not yet a member of the European Union, and for some this is also a plus.

The harbor itself is also very thoughtfully arranged, everything is done beautifully, functionally and according to high world standards. And so for reference: Marina has been certified according to international ISO standards (UNI EN ISO 14001 and ISO 9001:2008) in the field of quality assurance and environmental protection.

Despite its grandiose size, the marina is still under construction. There is a high probability that it will become one of the largest in Europe.

Here are dry figures for its capacity. In June 2009, the first 85 yacht places were opened, in 2010 Porto Montenegro acquired the status of an official Montenegrin port. Today, the port is ready to receive 450 ships, and in the near future it is planned to increase this number to 850.

More than 100 places are planned to be given for yachts whose length exceeds 150 meters. At the moment there is a restriction, the port cannot accept your yacht if its length is more than 250 meters. Just think, the length is over 250 meters!

The public and private parts of the piers are perfectly demarcated. The port has two wide berths, they are available to everyone. The rest of the space is fenced off with gates, if you have a pass card, you can go anywhere.

The widest, most ennobled and accessible to all marina in the port has No1. It is very easy to find it, right above it, an old ship crane, inherited from the Yugoslav naval base, rises like a monument.

Benches are arranged on the pier, an even row of palm trees is planted, this pier is designed for the largest yachts. If you are with children, then keep an eye on them, as the pier does not have any fences and curbs.

Pier No2 is located next to the first, and is also accessible to everyone. It is much smaller, but just as easy to spot, the entire length of the pier is decorated with fountains that are pyramidal in shape and resemble Christmas trees, or pyramids. In a word, it looks stylish.

The far part of the marina, which is closer to the artificial lagoon, is given over to more modest boats. There are many graceful sailboats here, and a few giant yachts.

The artificial lagoon is called Venice, and somehow remotely resembles the canals of this beautiful city, of course, very remotely. It is in this part of Porto Montenegro that you can observe numerous flocks of fish, which here feel as if under protection. Locals say that marine life immediately took a fancy to this quiet lagoon. Sometimes sea turtles swim here, which are very rare in local waters.

The Yacht Harbou Association (TYHA) has repeatedly awarded Porto Montenegro its status awards. The British Yacht Harbors Association (TYHA) does not distribute awards to just anyone, so this is a great sign for the new Tivat port, and for the whole of Montenegro.

Residential area and apartments

A whole elite quarter has been built along the banks of the new Tivat port, it is as beautiful in it as on the water. The place near the luxury apartments is chic, matching the lifestyle. On the one hand, a beautiful marina, on the other hand, a botanical garden and mountain views, from the north, tennis courts and a golf club, from the south, a view of Tivat. Life is good.

Several apartment complexes have been implemented on the territory of Porto Montenegro, and more are being built. Basically, these are not very high-rise buildings in the Mediterranean style, with large windows, white walls and an obligatory sea view.

Each residential complex has its own name and unique design. However, if you look closely, most of the buildings look and function the same way. Below are branded boutiques, or a restaurant, a little higher there is an area with a swimming pool, a gym and other amenities, and then a residential area.

In fact, the district is very convenient and pleasant, and most importantly, it is alive. Those. there are no fences and restrictions, anyone can wander around it, sit in a cafe, shop in shops, etc.

If you want to become a member of the club and enjoy all the privileges of living in Porto Montenegro, then you have two options. You can either buy apartments in the property, or rent.

Unfortunately, you can buy an apartment for yourself only at the construction stage. Since everything that has already been built is sold out a long time ago and brings the owners either joy or money. If you do not plan to live in Tivat permanently, then the purchased apartments can be entrusted to specialists from the "Property Management" department, and your money will be returned very slowly in the form of rental payments.

Now let's talk about prices, this is the most interesting. Medium studio, size 37-40 sq. meters will cost around 200,000 Euros, and this is at the construction stage. A decent apartment with two rooms, already worth about a million Euros. Prices for ordinary penthouses start from 1.5 million Euros. If you need a penthouse with a good view and other luxury gizmos, then be kind enough to pay for it from 3 million Euros.

As you can see, there is a choice, it remains only to choose an option with a good layout and decent neighbors. Well, it’s not worth pulling too hard, local real estate diverges quite quickly, so by the time the house is built, each square meter already has its own owner.

It is no secret that the main owners on the territory of an elite residential complex are foreigners, quite a lot of Englishmen, Russians, Italians and representatives of other countries.

Hotel in Porto Montenegro

On the territory of the yacht complex there is a large and luxurious hotel Regent Porto Montenegro, it consists of two buildings. The southern building of the hotel overlooks a small lagoon and is called "Venice", on the north side there is a less grandiose building overlooking the pier, it was called "Water".

The five-star Regent Hotel is part of the hotel chain of the same name, and is the main accommodation in the yacht club. Accommodation prices start from 200 Euros for a standard room and go up to 4000 Euros for a penthouse.

The hotel fully meets the declared stars, it has everything that should be in the top five, namely: several swimming pools, a gym, a Turkish bath, a sauna, restaurants and other benefits. That's just the design is rustic, although this is an amateur.

In general, eminent people were engaged in the design of the entire complex. The designer of the entire complex was the American architect Kevin Lynch, and the landscape designer Martin Lane Fox, former vice-chairman of the Royal Horticultural Society of Great Britain.

The idea of ​​creating a luxurious yacht resort for the elite on the shores of the picturesque Tivat Bay came to the mind of a businessman from Kanata, Peter Munk. If you compare most of the seaside cities of Montenegro with each other, Tivat will be one of the most boring. In Tivat there is no "old town" pleasing with narrow streets, there are no special sights here. About 10,000 people live here. At the same time, Tivat is quite popular with tourists. Why? Firstly, due to the presence of an airport here, from which 90% of regular flights are carried out to Moscow and. Secondly, because of its convenient location: from Tivat it is equally close to both Budva and Herceg Novi, and Kotor is located literally "beyond the mountain". Therefore, if you plan a trip to the west of Montenegro, then you probably won’t find a better place to “base” than Tivat.

Since my road from there was greatly lengthened due to spending the night in Pljevlja, I managed to get to Tivat already at 10 o'clock in the evening, and after the "occupation" of the hotel room, I first went to the embankment. There are, as it were, two embankments in Tivat, they are torn apart by the Porto Montenegro complex of buildings, there is nothing particularly refined or unusual in them: cafes, shops.

02. I arrived already in the off-season and part of the embankment was in the process of reconstruction. They built something like a sundial on it. However, it will not be possible to build such beauty as in Svetlogorsk anyway.
